Tamboré

A CASE OF URBANIZATION, TECHNOLOGY, AND SALES.

Due to the growth of the industrial complex of Barueri and executives needing to live close to their workplace, the first AlphaVille Residential Area appeared in 1975. Its success was so great that it soon became clear that its residential role was just as or more important than its business role. The region was the best answer for those who wanted a quiet spot for their family, but still with all the urban infrastructure. Adjacent to the Alphaville region, the first Tamboré high standard housing development project was launched in the 80s with modern urban equipment, such as underground rain drainage, pavement, curbs, gutters,

water and sewer, street lighting, walled and gated entrance, and landscaping. Lot sizes started at 1200 m², well above the region’s standard, and this gave rise also to Tamboré 2 and 3.
The horizontal condominiums Tamboré 4, 5, 6 were created as well as Exclusive Houses to meet the demands of a high middle class eager to live in a house in the region, without however having to buy a lot and build from scratch. The condominiums brought many innovations, such as underground networks, fiber optics, and IBM technology for the first smart houses, among others.

Lucio was one of the contractors responsible for designing and building more than 1,200 houses in a region that didn’t have any infrastructure of roads, streets, sewer, water, nor electricity, bringing a true transformation to a region that once again became known for its success in sales. Today the ventures around Marcos Penteado de Ulhoa Rodrigues avenue are obvious, but 15 years ago the current result was unimaginable.

A case of transformation and sophistication

The piece of land with 35,000 m² was the old premises and headquarters of Têxtil Tabacow, a leading textile company for many years. With the growth of the neighborhood, the industry’s activities no longer fit in the region, culminating with it having to move to the city of Americana. These installations were left empty for several years. The challenge was to transform a manufacturing area affected by years of degradation into a region of value that would become an object of desire for the medium/high class residents in the east part of town.
And the challenge was met with a landmark of entrepreneurship in the real estate market.
It was based on the same concept as Central Park Mooca, but with the sophistication needed for it to be a Prime venture.

A central park of natural soil with more than 50 items of leisure, eight apartment buildings of 176, 225, and 315 m², with high-standard finish, resulting in 80% sold in only 90 days. To achieve this spectacular speed of sales, Lucio set up the largest sales stand of Latin America with 3,300 m² that included 3 decorated apartments and some recreated environments in the common area of the future development. A parking space with a Ferrari on display was used for the apartment of 315 m².
Everything was thought of in its minutest details—the design, marketing campaign, actions, customer service, product presentation, because everything in this venture had to be, and is, Prime.
